In a competitive market like Vancouver, you may have been looking for the perfect place for some time. You want an affordable, well maintained home  close to everything your lifestyle demands.  Whether its daycare and transit, or restaurants and the gym…what’s important to you, is important to us.

Not all properties we view will make it into our portfolio. Our homes are well maintained and highly sought after. Our owners know the value of great tenants and want your experience with us to be long term and positive.

How to come prepared to a showing.

Many of you will have been in a situation where you are in a group of people all viewing and competing for the same apartment.  This can be nerve wrecking, and if you are not prepared to fill out the application then and there, you may lose out on your dream condo.  Here are some tips that can put you at the front of the line.

  1. References – Have the information with you to fill out on the application. Usually one work and one previous landlord will do the trick.  If you were at your previous location for less than a year, bring more than one landlord reference.  Owners are looking for long term tenants mostly, as it costs money every time a unit gets turned over.
  2. Have your damage deposit ready.  In BC the maximum a landlord can charge for a damage deposit is 1/2 of the monthly rent.  If you are hoping to have a pet, another 1/2 months rent as a pet damage deposit can also be charged.  These are kept in a trust account, to be returned to you when leave the property. 
  3. Credit score – You will usually be subject to a credit check, but it is good to know your credit score in advance.  Scores generally range from 300-900 and the higher your score the better risk you are, or put another way, the less likely you are to default on a payment.  Speak to your bank about services that monitor your credit, they can help you get where you want to be.
