In a competitive rental market like Vancouver has experienced over the last decade, the important role of good tenants is often overlooked. Tenants are seen as replaceable and often at a higher rent. However, receiving regular rent payments is crucial for a landlord to effectively budget and maintain their investment. Having a tenant that looks after a property is equally as important and smart landlords know they are fortunate when they have great renters.

Ask almost any experienced landlord, and they will have at least one horror story of the tenant who stopped paying rent and then trashed the home over the coming months while the landlord sat helplessly by and waited for an arbitration date.
